October 2020

The saying goes blink and you might miss it and that sums up October, blink and it will be over, and then the election, then Thanksgiving and the 2021 will be here. Hopefully 2021 will be a better year for everyone. So I was looking at some interesting numbers for bot the Woodlands and the Magnolia area. The statistic I was looking at was Days to sell, average. October is tracking to be around 47 days to sell. What is interesting about that is January was around 75 and July was around 62. The Woodlands and Magnolia are tracking within a couple of points from each other. So what does that mean….homes are selling fast–YES, YOU GOT IT, but also what this statistic could point to is the lack of inventory. Homes are not staying on the market unless they are over-priced, bad location or poor condition. Sooooo, it’s a sellers market and if your looking to sell you still need a top notch agent. (clearing throat sound here) Hint, hint. Selling your home in a sellers market has a unique set of challenges, it’s not all rainbows and unicorns. If you are trying to buy, patience is your virtue. Their may not be much out there but that doesn’t mean you have to buy a pig with lip stick on it—-it’s still a pig. Give me a shout I would love to help you to…

Happy Mid Summer Nights in THE WOODLANDS

It’s hard to believe that we have hit the midpoint of summer.  I don’t know about you but my days tend to run together and I have to keep an eagle eye on the calendar.

As of July 10th in The Woodlands we have 3.4 months of supply which is classified as a seller’s market.  Current number of active single family homes is 473 with an average price of $1,053,168.

This is an overview for The Woodlands area, you need to understand the price you are buying or selling in. Reach out to me and I can run the numbers for YOUR neck of the woods. You can email me at: SCOTT@SCOTTCULBERSON.com.

Happy 4TH OF JULY 2020

I have seen the firecracker stores popping up around the rural areas so it kinda feels like the Fourth  of July is almost here, but in a lot of ways it doesn’t. Real Estate in the Houston are is moving, but safely. July is going to be a hot and interesting month. I am hoping that everyone got their property tax dispute filed. The media was too busy talking about Corona to help remind the public and provide a much needed PUBLIC SERVICE ANNOUNCEMENT. I hope that you and yours stay safe during the holiday which happens to fall on a Saturday this year, that’s fun. Please reach out to me if I can help you to….
