The saying goes blink and you might miss it and that sums up October, blink and it will be over, and then the election, then Thanksgiving and the 2021 will be here. Hopefully 2021 will be a better year for everyone. So I was looking at some interesting numbers for bot the Woodlands and the Magnolia area. The statistic I was looking at was Days to sell, average. October is tracking to be around 47 days to sell. What is interesting about that is January was around 75 and July was around 62. The Woodlands and Magnolia are tracking within a couple of points from each other. So what does that mean….homes are selling fast–YES, YOU GOT IT, but also what this statistic could point to is the lack of inventory. Homes are not staying on the market unless they are over-priced, bad location or poor condition. Sooooo, it’s a sellers market and if your looking to sell you still need a top notch agent. (clearing throat sound here) Hint, hint. Selling your home in a sellers market has a unique set of challenges, it’s not all rainbows and unicorns. If you are trying to buy, patience is your virtue.
