Jack and Jill went up the Home Ownership Hill: The Home Buyer Checklist You’ve Been Looking For (1 of 15)

Jack and Jill just moved out of the condo down the way and bought a traditional brick four bedroom, two and a half bath on a hill not far from the subdivision splash park.  It may sound like a nursery rhyme…come on think about it for a minute…Jack might not break his crown again if he and Jill owned a home on the hill instead of renting in the valley.  Let’s take a step back in time a bit and see how Jack and Jill started their REAL Journey………………………………………………………..

UP THE HOME OWNERSHIP HILL.

It was a day not unlike any other; the sun had come up, Jack and Jill had worked an eight hour work day and had just settled down at the dinner table for dinner.  Let’s listen in…..

Jill, that Plum Pudding Pie smells delicious, I can’t wait to stick my thumb in it.” said Jack with a wink.  “Their will be plenty of time for pie after dinner.  Did you mail the last payment on your doctor bill today?” asked Jill.  “No, I paid it online this morning before I left for work and it has already posted as PAID IN FULL.”  Jack said with a smug look on his face.  After a rather lengthy pause Jill blurts out: “I want to buy a home on the hill.”  Startled from his eating Jack sputters,  “Where did that idea come from?”  With a rosy glow all around her Jill responds, “Jack if we owned a home on the hill we might not have you getting hurt every couple of months and we could start our family,”  Jack knew Jill was right and that night they talked and laughed about how happy they would be to own their own home on the hill.  The next morning Jack an Jill ate breakfast with renewed happiness and gusto as they shared in their dream of their home on the hill.  Now you need to understand that Jack and Jill were not naive school children, they were smart and they both had good jobs.  What they didn’t have, was an idea of how to even start their new climb UP the hill.  They were quite handy with a  computer , so they started to search how to buy a home and they were overjoyed when they ran across…….

WHAT DOES FOOTBALL SEASON HAVE TO DO WITH REAL ESTATE?

Once LABOR Day weekend has come in gone you can count on three things:

1) All the schools have started back

2) Football games will be on Thursday, Friday, Saturday and Sunday at least through Thanksgiving

3) People BELEIVE that real estate comes to a screeching halt.

The first two are true, but the last, well it….that is up to you.

 

One of great things about football is that no matter if you are the spectator or the participant, you understand the goal of the game.  Down to it’s most basic points (pun intended) SCORE MORE POINTS THAN THE OTHER GUYS.  To reach this  goal in football you have to reset the goal every time you take possession of the ball.  “We have the ball now, WE need to score a goal and we have four chances to do it in.”   Each time the team takes possession of the football they have a fresh set of four chances…..four chances to move the ball into the end zone….to score a goal……to earn more points than the other guys.  It is fun to see this come together on the football field.  Their are many different things that could get in your way, the biggest of which is that pesky other team.  The real work of the football game comes way before the pads are strapped on or the field is painted or the scoreboard turned on.  The real work comes from the commitment to work for the better of the team.  This is where the team sets it’s long term and short term goals

This is where we break for a moment into real estate.  You goals in real estate are not to score more points, but are to have a home in a community that you feel safe in….to have a home that meets your needs, but how do you get to this point?  Just like in football it starts with a COMMITMENT to work for the better of the team, which in Real Estate we also call your family.  Following your Real Estate Dreams start with a dream and understanding how to get to that dream.  The football players, may be talented and very skilled, but it is the coach that harnesses their ability and streamlines it into a working machine.  The same true with your REALTOR….he is part of your team, but he’s more like a player coach, remember those….back in the day.  These player coaches brought the experience of the game to life by being an active participant IN the game.  This my friend is what you want in your REALTOR, someone that will help you with your game plan, your drills (home searches), your game day preparation (contract writing).  Your REALTOR is the person that we help keep you grounded when you try to stray from your long term goals.

Now on the Real Estate Listing side it’s the same, but more aspects are added.  You have a home that you want to sell for the most amount of money.  Your home is “ON DISPLAY” for the world to see.  Water the yard, stage the home…..you home needs to be show ready, period end of sentence.   That is what it takes to sell your home for top dollar.  So the coach lays out the game plan, the REALTOR lays out the marketing plan.  The team runs a plan the home gets a showing.  The more plays the team runs the more likely they are to score a goal.  The more times your home is shown the more likely it is to receive a contract.

So does football season have anything to do with Real Estate?  Well I personally think the FALL is a great time to buy or sell Real Estate.  What a great feeling to have a house warming party during the HOLIDAYS.  I’ve experienced this first hand with my clients and WOW!!!…it really makes the Holidays come alive.  So what are your REAL ESTATE GOALS?  Long term—Super Bowl Champions, retirement, home on acreage?  Short term—win the game this week, buy a home in a solid neighborhood that has the potential to keep or increase it’s value.

WEEK 34 of 52 WEEKS IN MAGNOLIA, TX…BACK TO SCHOOL 2011

Believe it, summer is official over.  Texas Tax Free weekend is going on RIGHT NOW!!  But don’t be the parent to deliver your kids on Monday, that would show that your just a little to eager for school to start.  It’s time to fill up those brains with more knowledge, more reading and writing and more communicating with peers in a real world like setting.  It’s time for facebook and twitter to have a time out.  That’s right it’s time to have the youth actually talk to each other face to face…kinda like mom and dad has to do every day at their work.  Work…. you know the application that provides money, money that is spent on food oh, and those fancy phones that can not only read this blog, but re-post it on twenty plus social websites.

I understand the excitement of school from a relocation standpoint.  My family moved from one state to another and I started the school year knowing only one person in my grade.  I am glad to say that we are still friends today.  New town, new home, new subdivision, new friends, new adventures….opportunities are around every corner.  Nobody knows about that fashion flub or that piece of toilet paper that was stuck to your shoe after your visit to the bathroom.  They will just know you for what you have done in the past couple of minutes.  Hopefully your subdivision welcomes you with a gift basket or at least a couple of your neighbors say hello instead of just starring.

So school is starting, have you joined the PTO?  Why not???? Get involved even if it’s just your email address on a mailing list and a donation to the “help the school” fund.  This is your community now and you have the power to make it the best in the nation.  Check out the Neighborhood Watch, the home owners association, the volunteer fire department, Chamber of Commerce, Varsity Football Games, be a band booster.  Get out in your community and re-visit why you moved here in the first place.
