  • Seller’s Market up to $900,000.  Strong Seller’s Market up to $500,000
  • August Listings Under Contract were UP 25.9% compared  July 2018
  • Year To Date Listings Under Contract  = UP 12.2%
  • Low-Low Mortgage Rates
  • 1 in 4 new listings were placed Under Contract in 10 Days Or Less
  • 2 in 5 new listings were placed Under Contract in 31 Days Or Less
  • Average Days On Market before placed Under Contract = 58 Days
  • Median Number Of Days On Market before placed Under Contract = 40 Days
  • Median List Price placed Under Contract = $387,000
  • Average List Price placed Under Contract = $549,000

Q. Why is the market UP 12.2% year-to-date compared to than last year? 

A. Our real estate market is fueled by a bundle of positive external stimulus factors. 

Factors like:

  • Positive economic growth.
  • Job growth and low unemployment.
  • Stable oil prices.
  • Positive consumer confidence.
  • Corporate-relocation moving people in and out (like an Exxon/Mobil).
  • Healthy selection.
  • Excellent mortgage rates in the historically low 3% range.

All positive External Stimulus Factors are in place.  Our real estate market is healthy and gaining strength.


Buyers. . . 

  • It’s a Seller’s Market below $900,000, keenly competitive for buyers below $500,000.
  • When you find what you love, move fast.
  • Mortgage rates are at their lowest in years = More Home, Lower Payments!

  • While market conditions below $900,000 are strong, no matter the price, one fact remains, half hearted selling-efforts will fall flat faced. This is especially true as we enter a Seasonal-Slower Fall and Winter.

  • Quality and reach in your marketing and promotional strategy is more important than ever.
  • Give-It-Away pricing is not required!  Competitive pricing is.

Be the Strength for Someone

It’s October and that means it is Breast Cancer Awareness month.  I don’t normally have a quote for this month but I thought that maybe this month needs a little something extra this year.

“I have heard there are troubles of more than one kind.  Some come from ahead  and some come from behind.  But I’ve bought a BIG BAT.  I’m all ready you see.  Now my troubles are going to have troubles with me.”  –Dr. Seuss

I think this quote from Dr. Seuss, even though it’s an odd source, sums up the courage and power we all need especially during Breast Cancer Awareness month.

My mother died due to complications with her breast cancer so this month weighs heavy on me.

So my message to you is: Be Someones Strength  Be Your Own Strength.  Give thanks for your strength and Live Life to the Fullest EVERY day,

July 2018 The Woodlands, TX Recap

Speaking of real estate in The Woodlands, Texas 213 homes went under contract in July which was down 17.4% against last year.  Listing inventory for July was 870 which was down 13.6% against last year.  Here are some more notes as of May 6th:

  • There are 830 active listings to choose from.  $169,00 to $7,000,000.
  • There are only four properties for sale below $200,000.
  • For Sale listing inventory is down 13% compared to last year’s selection at this time. This is positive news for sellers, less inventory means less competition between sellers.
  • For buyers, less inventory means less selection and more competition between home buyers for prime properties.
  • Average Days on Market for August active listings is 73 Days on Market.  Up 5 days compared to July Days on Market.
  • The Average Active List Price = $775,150
  • The Median Active List Price = $489,000
  • The Average List Price of properties placed Under Contract in July = $479,600
  • The Median List Price of properties placed Under Contract in July = $400,000
  • Important!  Of the 213 sales in June 52.6% sold in 31 days or less.  112/213
  • Average Days on Market for listings placed Under Contract in April = 44 Days on Market.
  • Overall in The Woodlands across all price ranges there is 5.3 Months of supply which is a seller’s market.
  • We expect steady showing appointment activity and Open House traffic through August.
