Buying or selling a home…. Choosing a REALTOR

Dynamic Business Team Choosing a REALTOR is not your full time job, but it should be the FULL time job of your REALTOR to be A REALTOR.  If you have made the commitment to buy or sell real estate you should have a REALTOR that is committed to forming a strong business relationship with you.  Here are some ideas on choosing a REALTOR:

1) Personal referrals—Ask your closest friends who sold them their house.  Now think about this for a minute.  They bought that house five years ago, that’s a long time.  Your friend will have to think about it and get back with you.  They might have forgotten their REALTOR because they haven’t heard from them in five years.  Hmmmm, you are going to want a professional that is dedicated to serving your needs—before, during and after the sale.  Personal referrals are the best, because you have a friend you trust telling you that this is someone that they trust.  Key questions to follow up with your friend:  Would you buy your next home with this REALTOR?  Would you sell this home with this REALTOR?  Trust is the key, would you want to use the hairstylist of a friend whose hair looks like a rats nest?  If you don’t like what their stylist has done with their hair you’re probably not going to want that stylist touching your hair.  I’m just saying.

2) Advertising—Think about the last time you bought something advertised on TV or in a magazine.  What were they selling?  Did you buy it because it filled a need or did you buy it for some other reason?  Just because a REALTOR has a billboard, park bench, TV commercial, shopping cart or Home owners newsletter does not mean their work ethic fits with your personality or needs. 

3) Websites, Blogs and Facebook—This is separate from advertising because if done correctly they serve a REAL function to you.  Websites, Blogs and Facebook serve three functions: 1) Information 2) Call to action 3) communication.  As your researching your REALTOR; are they providing information, communication opportunities and a call to action?  These are all important and useful in your search for a home or in the marketing of your home.

4) Communication—It is extremely important that your REALTOR communicate with you in a way that you WANT to be communicated in.  E-mail, texting, phone calls to the cell phone at work, phone calls to the work phone, phone calls to the home phone, facebook messages and twitter tweets.  Who is number one in this situation…..YOU ARE.  Make it a point to find out what communication methods are available.  If you love to receive text messages, you need to make sure that your REALTOR is on the same page.  Your REALTOR also needs to understand how handy you are with a computer and if you have access to a fax machine.

5) Home Search—Your REALTOR needs to be a part of your home search, but not the beginning middle and end.  Here’s what I mean… you have to be an active participant in your home search.  In order to get the home of your dreams you need to be part of the game.  Suite up and get in the game.  Your Realtor is a major player, notice that I didn’t say coach.  Your the player coach.  Your REALTOR is the player agent, the pinch hitter, the announcer, the cheerleader, the medic and the relief pitcher.  They are what you need them to be at that moment in time and sometimes they will be everything and all at once.

6) Availability—Your REALTOR should be available to you on your schedule.  You are the client, you are important and you should be given priority.  This is one way that a full time dedicated Real Estate Professional is different from the part time REALTOR.   They have another job four to eight hours a day, when do they have time for you?

7) Eating Real Estate Every Meal—Another way a full time dedicated Real Estate Professional is different from the part time REALTOR is that they are always working on Real Estate.  Their focus is directed at being the best REALTOR they can be.  They have one vision of success and that is to help you achieve your Real Estate goals .  This can be seen through the weekly improvement meetings that they attend.  The professional company they keep.  The on going education that a full time REALTOR takes is typically more than the State requires.  Even the amount and type of information that they provide to potential clients on a regular basis.

These are my seven tips for you based on clients, friends and family.  You have a tough choice before you.  Some where along the way you will need a REALTOR.  Take the time to learn who your working with.  Ask questions, conduct job interviews.  A REALTOR that does not want to be a part of your interview process…hmmmm…you make the call.  It’s your dream, who is going to be a part of your team to make it a reality?

Week 1 52 Weeks in Magnolia, Texas at Visit to Unity Park

Magnolia, Texas is located about thirty miles Northwest of Houston, Texas and is growing at a nice country pace.  Just a couple of miles West of master planned The Woodlands, Texas

.  In 2010 Magnolia opened the first city park in….well…many years.  Partially funded by the Texas Parks and Wildlife Department, it is now open to the public. 

Sometimes you just need to get away from the hustle and bustle of the world around you.  Take a trip down FM 1488 and take a right on Cloyd Drive, a little further and you’ve made it to Magnolia Unity Park.  Native Texas trees and wildlife have been kept intact so you can enjoy the nature of Magnolia as God intended it.  Your find walking trails, picnic tables, sitting tree benches, nature view areas,  just to get things started.  Thirty acres of fun is waiting for you.  The young ones might enjoy the splash pad,  and playground, while the older ones might enjoy a game of horse shoes, sand volleyball or the skateboard park.  The park has something for everyone, including a huge covered pavilion with a kitchen and bathrooms.  This pavilion can be rented for your next family reunion, just contact the City of Magnolia.  On the back side of the pavilion is an amphitheater, perfect for the sounds of home town talent. A Realtors Perspective

This is the first post in what I hope to be a series that will not only continue for this year, but many years to come.  I plan on modeling the content as we travel week by week in the City of Magnolia.  That’s right 52 weeks of Magnolia, Texas.  Your feedback is encouraged.  What would you like to know about this small Texas town that you might call home?  I’ll put my spin on Magnolia and the things that I think you’ll enjoy, but I plan on this series being a blog of the people.  I look forward to you going on this adventure with me and I hope you enjoy the ride. December 24–1 day until Christmas—What’s the best gift you’ve ever given…the one that you that had the WOW effect you’ve always wanted?

Christmas_ball_D I tried long and hard to think of the best gift I ever gave; the one that had the Wow effect; the one that surpassed all others. The more I thought about this the more I couldn’t really put my finger on it. I started to ponder why I couldn’t remember, was it because it hasn’t happened yet or was it because my parents raised me right. I think it might be because my parents raised me right. The fact is I think I have given several WOW gifts and the fact that I can’t remember them is due probably to the fact that I haven’t stopped looking for the next Wow gift, the search continues to Wow again and again.

I remember giving homemade gifts to my parents and them enjoying them and I remember gifts to my wife and my kids that they didn’t expect. The most recent gift that has received maybe not the WOW, but most definitely the most use was the Garmin GPS that we gave my dad and my father-in-law. They didn’t have to share, they each got one thanks to incredible pricing at Wal-Mart. I use my GPS daily and I guess I take it for granted. Let’s face it I’m a man and I don’t like asking directions and neither do they. So this gift tops my list of the MOST used gifts I’ve ever given. No man likes to ask for directions and now you don’t have to; you just type in your destination and a pretty little computer voice tells you how to get there. Yes, most of the time it’s a female voice, which is kind of odd. Did you ever see your dad ask a waitress how to get somewhere, no it was always the gas attendant or a policeman. So I’m still on the hunt for the Wow gift, something that will blow them away, something that they can’t wait to start using..hmmm.

This REALTORS Perspective: The gift of home ownership puts you on the path to personal wealth, but does it put you on the road to happiness? Owning a home is more than making payments to a bank instead of a landlord. Owning a home is a commitment to your family and your community. The commitment to your family is that you’re going to take care of the home, keep it working right and looking nice is always a plus. The commitment to the community is the same oddly enough. The home owners association wants you to cut your grass and paint your home a reasonable color, not because they want to be in control of your home, but because they want the value of all the homes in the neighborhood to increase or more importantly not to decrease. The happiest home owners are the ones that are ready to mow the yard, repair their own sink, and choose their own electrical carrier. Happiness comes in making your own choices about where the shrubs go and the flowers don’t. Happiness comes with picking your new tile, hard wood flooring or countertops. Happiness is making your house a home by putting your finger prints all over it.
